Hi, my name is Greg Roberts, and I own and operate Design Concepts Company, New Home Construction. For the past 20 years, my company has been building custom homes all over Maine. We've enjoyed great success with our unique methods of home construction.
If you're in the market for a new home in the Auburn area, please read on. Perhaps the home we're planning to build and our location will interest you. If not, perhaps we can talk about building something different on our land, or even on another piece of land somewhere else. We are custom home builders, and we're at your service.
The Project:
I recently purchased a piece of land in Auburn and I'd like to build a home
on it for you. I'll use your plans or mine, and since it's a custom,
design-build project, you'll be able to decide exactly what you'd like to have in
the house for quality features and construction.
I have taken the liberty of putting together a proposed home package so you can see an example of the type, size, and style home that we are thinking would work well on the property.
Here's what we are thinking. In general, we would build a large,
high-quality, new
colonial-style home with a two car garage on our 1 acre parcel of land on
Jennifer Drive in Auburn, just a mile from exit 75 (formerly exit 12).
As proposed, written in our spec sheet, and built to the plans that we have, the asking
price would be $369,900.00. Please remember, we are open to suggestions for
a different style or size of home. This is just a proposal to give you
an idea of what we can do on that property.
The Land:
The land is on Jennifer Drive, off the Beech Hill Rd., just a mile from exit 75/12
in Auburn. This is one of only two vacant lots in an established
neighborhood of fine homes. A neighbor bought this piece early in the
development of the subdivision in the mid 90's, and has just now decided to sell it.
I was fortunate enough to find this piece before anyone else bought it.
The price was right, the lot is very nice, the neighborhood is terrific, and the
location couldn't be better. Buying this land was a no-brainer.
Less than half a mile up the road new lots are selling for between $75K and
$110K! And I don't think they're quite as nice as ours.
I know it doesn't look like much in this picture, but this is what the lot looks
like right now.

The lot is higher than the road, which is always something I look for in a piece of land. The idea of building a home that sits down from the road is not as appealing to me. I guess if the house is far enough back from the road it's not a problem, but in a neighborhood where the homes are closer to the street, I prefer to look up at my new home. The land all around ours is already developed, so we know who our neighbors are and there won't be any development surprises later on. Even though the lot is only about an acre, there's plenty of privacy on all sides. The lot abuts a buffer strip to the East, and the land slopes to the East, so that side is very, very private. The front of the home will most likely face more or less South or Southeast towards the road and parallel to the road. Since the land slopes up from the road and the house will probably be set back about 75 feet from the road, there will be plenty of privacy on that side as well. As you look up at the front of the house from the road, it will occupy a prominent location on the lot in a formal manner. I see the driveway and garage being located to the West of the house. There is another home to the West, but it is located about 150 feet from the location of ours, and it is nicely wooded between the two homes, so there's plenty of privacy on that side as well. The back North property line abuts the backs of two other homes of a nearby neighborhood. There is a rock wall that delineates the property line and a nicely wooded area all along that property line to offer privacy.
The lot has many mature hardwood trees, and I think we'll be able to site the home so we'll be able keep a lot of them. In our proposed plan, we will be installing a nice lawn and maybe some basic shrubs and landscaping, but not too much, so that the new owner can do their own thing over the years. In our proposed plan, there would be a paved driveway.
The Home:
Again, I just want to emphasize that this section describes our proposed home package,
just to give you an
example of the type of package that we see working well in that location.
Please keep in mind that we are very happy to work with you to provide a completely
different package for your custom home. Here,
I'll provide a basic description of the home without too much detail, but
you can click on the
specifications page to get a very detailed outline of what
would be included in our proposed home package. The proposed home
is a two-level colonial style
on a full basement, with a two car attached garage. Although we're still
working on the final plan, it looks like the footprint of the home will be 30' x 38'
and the garage 28' x 28'. I hope to have plans done soon and I will post
them here on this webpage.
The first floor would include an entry/mudroom, kitchen with custom cabinets and
quartz countertops,
dining room, den or playroom, and a formal living room with a fireplace.
The second floor would have a master suite with it's own bathroom with whirlpool
tub and separate shower, two other bedrooms, and another full bath.
We would be using high-quality flooring throughout, and custom trimwork and doors.
Overall the quality level would be very high, as would be expected in this price range.
Here are some rederings of the proposed home. Please note that the details of this plan are subject to change and these rederings are only being used to provide a basic idea of what we have planned. The actual proposed home may end up looking somewhat different.
The restrictions on the subdivision limits us from using vinyl siding, so we would be using fiber-cement clapboard siding. This is one restriction that has had a positive impact on the look of the overall subdivision. Since all of the homes in this neighborhood have wood siding, there is more of an upscale feel to them compared to subdivisions of all vinyl sided homes. The roofing would be a 35 year architectural asphalt shingle. We have not decided on colors just yet, but I guess in my mind I see a gray sided home with white trim and a black roof. The colors are still up for discussion though, as is most everything at this point.
We would plan to have some very nice finishes inside the home as well. We would use Glenwood hardwood custom cabinetry in the kitchen with the new Dupont quartz countertops, hardwood and porcelain tile flooring, wide and deep trimwork around windows and doors, large base moldings, a fireplace and mantle, and a very nice paint finish throughout.
We would use hot water baseboard, oil-fired heat with a high-efficiency boiler. Air quality would be handled with a well thought out system of Panasonic Fans and Aire-track controls. The house would be well insulated and tightly built for energy-efficiency. We would be using high-efficiency Harvey windows and patio doors, and Thermatru entry doors. We would including a $4,000 appliance allowance with the home.
