General:
2300 +/- square foot home and oversized 2 car garage to be constructed by Design Concepts Co., Inc.,
on Jennifer Drive, Auburn, ME. Two-level, colonial style home on a full basement,
with a two car garage.
We like to list what's not included in the price in our specifications.
We think it's important to have a good working relationship with our customers, to be
very clear about things, with everything clearly in writing.
Price does not include:
Title search.
Closing or legal fees.
Costs above specific allowances.
Costs due to changes requested by owners.
Soils testing.
Water quality treatment equipment or accommodation for such equipment.
Masonry materials and labor for stone patios or walkways.
Included in the base price of $369,900.00 are the following:
Excavation:
The contractor will hire an excavation subcontractor to supply materials, labor,
and machine time for the following:
Excavate for basement foundation.
Provide stone and perimeter drains terminating to daylight.
Supply and compact a gravel pad for the garage slab foundation using bank-run gravel.
Supply gravel for the driveway from the existing road to the garage, including a turn-around.
Install septic system per plans and ditch for hookup to the foundation.
Ditch for the water line from the well to the foundation.
Ditching work for the electrical primary underground line and secondary electrical service
entrance to the home. Includes sand, if needed, and backfill.
Rough grade the site for proper drainage away from the foundations.
Private drilled well with a submersible pump and well holding tank in the basement.
Loam and hydroseed for a lawn in all disturbed areas.
Base-coat paved driveway, parking area, and walkway.
Foundation:
The house will have a full concrete basement with proper drainage and
damp-proofing. The garage will be built on a monolithic insulated concrete
slab foundation.
Framing:
Both the house and the garage will have 2 x 6 exterior wall framing 24" o.c.
The floor framing will have manufactured trusses, 24" o.c., and the roof framing
will have manufactured trusses, 24" o.c.
The structural headers in the exterior walls will be insulated.
Interior wall framing will have 2 x 4's 16" o.c. with appropriate headers, plates,
jacks, etc…
The framed ceiling heights will be @ 8' in the house except where noted on the plans
otherwise, and @ 9'3" in the garage.
Roof overhangs will be 6" and 12" as indicated on the plans.
Roof pitches will be as shown on the plans, 8/12
Floor sheathing will be ¾" Advantech.
All exterior sheathing on house and garage to be 7/16" O.S.B. sidewall a
nd 5/8" T&G O.S.B.
Does not include framed soffits built down over the kitchen cabinets.
All 2 x framing material will be K.D. spruce unless otherwise noted.
All exterior walls will have Tyvek housewrap installed and seams taped.
Roofing:
Roofing to be IKO Chateau 35 yr. Architectural asphalt shingles, Dual Black.
Shinglevent ridge vent, proper vent chutes to attic, ice and water shield used in all
valleys and roof to wall intersections.
Aluminum drip edge, white color.
Exterior cladding and finish:
Exterior trim will be done with premier vinyl trim pieces or aluminum for
wide corners, window trim, frieze trim, soffits, and facia.
Siding will be fiber-cement clapboard.
Windows, exterior doors, garage doors:
Harvey all-vinyl windows, casement, low-e argon glass, muntin bars between the
panes of glass.
Thermatru fiberglass entry doors.
Overhead Door brand of insulated overhead garage doors with automatic openers.
Electrical:
Per code.
100 amp entrance with generator transfer switch built in.
Cable and phone throughout.
12 gauge romex wire will be used for receptacles, and 14 gauge romex wire will be used for lighting circuits.
White standard receptacle devices and white standard switch devices per plans.
Dimmers will be provided at extra cost.
Other specialty wiring, including additional cat5 wire, smart house wiring, speaker wiring and wiring for future photovoltaic power, will be paid for separately by the owner as an extra cost.
Plumbing:
Plumbing for 2-1/2 baths, laundry, kitchen sink, two outside spigots,
provisions for a dishwasher, floor drain in the mechanical area.
FIXTURES AND FAUCETS TO BE PROVIDED BY THE CONTRACTOR.
All fixtures are white color unless otherwise noted.

Water supply plumbing will be the Aquapex manifold system.
All drain/waste/vent plumbing, PVC per code.
Water line for the refrigerator from under the kitchen sink.
Heating:
Oil fired hot water baseboard with a separate water storage tank for domestic hot water.
Ventilation:
2 Panasonic FQ-7 bath fans, one installed in each full bathroom with Aire-track
programmable controls.
Insulation:
Insulation to consist of fiberglass batts in exterior walls (R-19) and blown-in
cellulose in ceilings (at least R-70). Interior walls around bathrooms and bedrooms
insulated for sound reduction.
Interior wall and ceiling finish:
All interior walls and ceilings to be ½" drywall, 3 coat system, painted with one
coat heavy primer and two coats eg-shel latex, Sherwin Williams - Antique White.
The inside of the walls and ceilings of the garage will remain unfinished, the
walls will show the backside of the exterior sheathing and the wall stud framing
and the ceiling will have the truss framing and roof sheathing showing.
Interior woodwork, doors, and trim:
Interior trim for windows to be ¾" extension jambs, ¾" thick sill, and 3 ¼ " MDF casing.
Interior trim for base to be 5 ½" MDF.
Trim around interior doors to be 3 ¼ " MDF casing.
Interior doors to be Doorcraft #852 solid core, nickel hinges.
Bi-fold closet doors will be solid, not louvered.
Schlage Flair lever style locksets with nickel finish.
All interior MDF trim, doors, interior wood parts of the windows, and other
woodwork to be finished with one coat of primer and two coats of white semi-gloss paint.
Kitchen Cabinets, countertops, built-in's, and other specialty casework:
Allowance for specialty work in the amount of $12,000 for all materials and labor.
(An example: An average kitchen cabinet, bath cabinet, laminate kitchen
countertop installation labor cost might be @ $1,500.00, which would leave
$10,500.00 in this allowance for materials). More complicated trim work,
cabinetry, or countertops will likely increase the labor amount.
Finished floors:
Allowance of $9,000 for all flooring materials and labor installed - substrate
material to be included in the allowance as part of the tile floor installation.
This should be enough to allow for Porcelain tile flooring for the kitchen,
office, baths,
and entry, hardwood flooring for the dining room and living room,
and a nice quality berber carpeting for the rest of the rooms and stairs.
Other:
Shelving allowance of $1000 for a subcontractor to install wire coated shelving
in the closets, and to install mirrors, doorstops, towel bars, shower curtains,
or any other hardware not specifically listed in this spec sheet.
Lighting fixture and ceiling fan allowance of $1000.00 for all materials.
Labor to install supplied by the electrician.
Recessed lights will be included in this allowance, supplied by the contractor
and installed for $60 each.
Undercabinet lighting will be included in this allowance, supplied by the
contractor and charged according to the cost of materials and labor.
Appliance allowance of $4,000.00 for all appliances, installed. Appliances
assumed: stove, refrigerator, dishwasher, microwave range hood,
disposer, washer and dryer.
Front and rear step allowance of $2,000 for materials and labor.
Fireplace allowance of $3,000 for all materials and labor for a gas-fired fireplace insert, surround, mantle, gas line and installation.
Trash removal, power costs, snow plowing, permits, portable toilet, travel costs, testing of water, blasting ledge if necessary, and temporary space heating.
